Betances VI Family Apartments is situated at 405 E 146th Street, specifically at Willis Avenue. This housing project was built on NYCHA property, which is a component of the larger Betances Houses in Mott Haven. The development involved tearing down a scarcely used one-story commercial building in order to make room for the construction of a 15-story residential building comprising 103 units.

The development, being built on NYCHA land, prioritizes applicants from within NYCHA. Additionally, it reserves several units for those who qualify for Section 8 and offers a number of units with deep affordability.

The development is conveniently situated a few blocks away from The Hub and the 2 and 5 subway stop at 3rd Avenue and 149th Street. It also benefits from easy access to several bus lines that serve the surrounding area.

In addition to the usual features like shared laundry rooms and on-site security guards, Betances VI provides residents with a range of exceptional amenities. These include a community center, a children’s playroom, lush green spaces with an outdoor terrace, and a secure bike storage locker room.

These affordable rates are specifically for households that qualify for 30% of the Area Median Income (AMI). Additionally, there are one, two, and three-bedroom apartments available for households eligible for Section 8. The rent for these units is based on 30% of the household income and will vary depending on the specific household.

    • $1,999 a month for 2 bedroom units for housholds making $72,960-$106,750

How to Apply

If you’re interested in applying, the deadline is February 13, 2024. You have the option to apply online or request an application by mail. To request an application by mail, simply send a self-addressed envelope to Betances VI Family Apartments c/o Lemle & Wolff, Inc. at 5925 Broadway, Bronx, NY 10463.

Please note that you can only submit your application once, and it is important to choose either the online or mail option. Submitting multiple applications will result in disqualification, as per the rules of the lottery.

5% of units are reserved for individuals who have mobility issues, while 2% are allocated for those with vision and/or hearing impairments.
